Now I just have to get through Amy's thick head that 'equity' does not mean 'market value'.

She's looking only at the value of the house (which I owned for nearly 20 years before she came on the scene) and conveniently forgetting how much is owed on it and the fact that we increased that during a refinance.

She's still going to be entitled to some cash depending on the current market value of the house. If we can get an (optimistic but not impossible) estimate of 160k for it, then her share of the increase during our relationship for the whole financial net-worth should be around 13k by my estimation. If we can get more for it, wonderful - that amount goes up. If it's closer to the pessimistic value of 145-150k then it goes down.

Here, if you owned the house on your own before you married, and didn't acquire it with a view to living in it together as a family, she wouldn't have the right to a penny of its value. Although you wouldn't be able to kick her out as long as you were married. And if you had sold it and bought a new one while married, that would be fair game.
